Overview

What Is a USDA Loan?

The USDA Single Family Housing Guaranteed Loan Program is backed by the U.S. Department of Agriculture and offered through approved lenders. It's designed to promote homeownership in eligible rural and suburban areas by offering 100% financing โ€” no down payment required.

There are two key eligibility tests: the property must be located in a USDA-eligible area, and the household's income must not exceed 115% of the area median income (limits vary by county and household size). Eligible areas are defined by the USDA and are updated periodically.

"Rural" doesn't mean farmland. Portions of communities around the OKC metro โ€” including areas near Choctaw, Mustang, Piedmont, Guthrie, Blanchard, Newcastle, and Harrah โ€” may qualify. Earnest can check any address for you.

USDA loans have a one-time upfront guarantee fee (currently 1% of the loan amount, which can be financed) and an annual fee (currently 0.35%) paid monthly โ€” typically lower than FHA mortgage insurance.
